Landlords - What Are Your Gas Safety Responsibilities?

Dec 01, 2020

As a landlord, your responsibility to your tenants should be your top priority. Everything from maintenance issues, to clean living quarters, to affordable living costs are all important factors that you constantly have to consider. But have you thought about keeping up to date with your landlord gas safety responsibilities?

Your tenants rely on the gas your apartment offers, but that same gas can turn harmful or even deadly if safety measures aren't in place. With annual gas safety checks being a requirement, your gas safety measures need to check off all of the right boxes.

Thankfully, contractors like Assett Plumbing can help you figure out which safety measures need to be taken care of to make sure you have everything under control. Here's a short list of the most important aspects of gas safety that you need to know about.

You Must Have Annual Gas Safety Checks

It is required by law to have a gas safety check at least once a year to ensure the safety of your tenants. In most cases, you have 10 to 12 months from your last check to have another inspection carried out. Of course, you can have the gas safety check done before the 10-month mark, but bear in mind that will change the annual date for your safety check to that of your most recent checkup

You Are Responsible for Any Maintenance Checkups

Problems can occur with your gas units at any time. If these problems happen outside of the 10 to 12-month annual period, you'll have to take care of these matters immediately and have a maintenance checkup to make sure the gas problem was fixed correctly and that the gas safety standards are still up to par.

Your Tenants Must Stay in the Know

Lastly, your tenants must be informed whenever you complete your annual checkup. Each time you get a checkup, you receive a gas safety certificate showing how well your gas safety standards are. A copy of this certificate must be given to your tenants within 28 days of the gas safety test to ensure they are informed of the safety measures of their living quarters.
